General company conditions
Our company, rentxholiday.com, acts solely as an intermediary offering simple services. The properties we offer for rent are basically processed without any tourism services. In accordance with the Spanish Urban Leasehold LAW (81/1964). At the time of reservation a rental contract will be taken out directly between the guest and the owner of the house. Our job is merely to act as intermediary between each party to the contract. The rented houses are only available for private usage and under no circumstances may they be used by the tenant for any kind of commercial activity, for example as a setting for photo or film productions, weddings or events of any kind.
rentxholiday.com only accepts responsibility for the intermediation during the service (renting), however it accepts none for the production of the service. The latter is the responsibility of the owner of the rented property. The description of the object has been prepared with the best knowledge available, following the directions of the owner, and after having been verified by rentxholiday.com. Therefore the responsibility for any arbitrary changes to the rental object after exhibition of it is excluded. If the rental objects are affected by force majeure, power cuts or failures in the water mains, strikes in general or natural disasters, we accept no responsibility. If usage of the object is not possible due to force majeure and there is no equivalent substitute object, responsibility is limited at most to the return of the amount already paid by the guest. Any other demand is excluded.
Use of the property and of any outhouses that form part of it is at your own liability, the owners and rentxholiday.com accept no responsibility whatsoever in the event of accidents. No substitution rights may be demanded. The guest is responsible for any valuables and objects and money he or she may have brought; the lessor and rentxholiday.com accept no responsibility in the event of robbery or theft.
Any possible demands for the return of amounts paid must be made at the time in question directly to the owner or his or her representative. We have and if necessary will make available all details of the owners whose properties we offer on our website.
On signing the contract the tenant will make an initial payment, which must be made effective at the latest during the ten days following the signing of the contract. If said payment is not made within the stipulated period, rentxholiday.com may cancel the reservation process. The remainder of the payment must be made at the latest by one month before arrival in the property is due to take place, as long as no other agreement has been reached on confirmation of the reservation.
In the event of cancellation of the reservation a fee will be charged on the owner’s behalf. If cancellation takes place 90 days before the beginning of the trip 20% will be charged for cancellation; up to 60 days beforehand will be charged at 30%, up to 30 days at 50% and 80% will be charged up to three days before the trip. Finally, if the cancellation is made during the three days prior to your arrival, or the tenant does not show up, 100% of the rental cost will be charged.
Non-substantial changes in the rented property will not imply nullity of the reservation.
Keys of the houses that are the rental objects will be handed over, generally speaking, before 6 pm, and return of the keys will take place before 10 am. Other timetables may be arranged with the owner or with rentxholiday.com. The rented objects must be handed back to the owner or representative clean and with all dirty dishes washed.
The tenant must check the inventory on arrival and if there is any anomaly, he or she must report this to the owner within 24 hours. Bear in mind that the rented houses are sometimes surrounded by patios or gardens, and there may be ants, mosquitoes or other small indigenous animals depending on the season in which the house is rented. This does not constitute a defect, and therefore no substitution rights may be requested.
The tenant must treat the rental object and its inventory content with the utmost care, and will be liable for any damage caused by him or herself and his or her co-tenants. If any damage occurs it must be reported to the owner immediately.
